DEAL RESEARCH AGREEMENT

This Agreement is made on __________, by and between:

Company: Gods Army USA LLC D/B/A Godwept (“Company”)
Client/Investor: __________________________ (“Client”)

1. Purpose

Company agrees to provide Client with a real estate Deal Research Package for informational and educational purposes only.

2. Services Provided

The Deal Research Package may include:

  • Property address

  • Auction details (date, location, process)

  • Estimated After Repair Value (ARV)

  • Repair estimates

  • Comparable sales (comps)

  • Maximum bid analysis

  • Investment breakdown

3. Fee

Client agrees to pay a non-refundable fee of $2,495 for the Deal Research Package.

Payment is due prior to delivery of the information.

4. No Agency Relationship

Client acknowledges that:

  • Company is not acting as a real estate broker, agent, or fiduciary

  • Company is not representing Client in any transaction

  • No agency, partnership, or joint venture is created under this Agreement

5. No Guarantees

Client understands and agrees that:

  • There is no guarantee of acquiring the property

  • There is no guarantee of profit or return

  • All information is based on estimates and available data

6. Investor Responsibility

Client is solely responsible for:

  • Performing their own due diligence

  • Attending auctions or submitting bids

  • Securing financing

  • Completing any purchase or resale

7. Limitation of Liability

Company shall not be held liable for:

  • Any financial loss

  • Inability to acquire a property

  • Errors in estimates or projections

8. Non-Refundable Clause

All payments are non-refundable once the Deal Research Package has been delivered.

9. Governing Law

This Agreement shall be governed by the laws of the State of California.

10. Entire Agreement

This Agreement represents the entire understanding between the parties.
